• Design Review: Review and analyze construction drawings at each design phase (Concept, Basic, Technical, Engineering) for accuracy and completeness.
• Cost Estimation: Accurately estimate quantities and costs for construction projects, including initial rough estimates for new building projects.
• Material Optimization: Research and identify alternative materials that meet specifications and standards to reduce construction costs.
• Cost Analysis and Reporting: Conduct thorough cost analysis, prepare detailed reports, and perform value engineering on Bills of Quantities (BOQs) and cost estimates.
• Bidding Support: Review and provide expert advice on construction costs to support the bidding process.
• Budget Management: Prepare and maintain comprehensive project budgets, including initial, bidding, and modified budgets.
• Budget Alignment: Ensure budget strategies, policies, and processes are consistently applied across all construction projects.
• Payment Certification: Review and verify Interim Payment Certificates prepared by subcontractors, and prepare Payment Certificates for submission to clients.
• Subcontract Management: Monitor subcontractor performance (direct subcontractors, service providers, purchasing), resolve contractual disputes, and address contract claims.
• Contract Administration: Ensure contract compliance, review, renew, and manage contract terminations.
• Reporting: Prepare and submit weekly and monthly reports to the management board.
A. Qualifications:
• Education: Bachelor's Degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field.
• Experience: Minimum of 5 years of experience in construction budgeting, cost management, bidding, and contract administration.
• Language: Fluency in English is essential.
• Industry Knowledge: Preferred experience in the real estate investment/development sector.
• Certifications: Professional Quantity Surveyor (QS) certification is highly desirable.
• Contractual Knowledge: Comprehensive understanding of various contract types and construction contract terms and conditions.
• Technical Skills: Proficiency in cost appraisal, cost modeling, budget analysis, and costing for diverse projects.
• Software Proficiency: Advanced skills in Microsoft Office Suite (Word, Excel, PowerPoint), CAD, and other relevant software.
• Industry Awareness: Knowledge of legal, financial, and bidding processes within the real estate industry.
